London Garden Design Hackney. The clients will soon be moving abroad with their young children and intend to rent the property in their absence. They require an inviting yet very low maintenance outside space to tempt prospective tenants. The family intend to return to the property in the future and so want a space that is simple in design and that will flourish even if not attended to by their tenants. The initial brief was to incorporated a planned extension. However circumstances have changed and they will no longer be commissioning the extension, so the brief and solution have been modified. A number of creative ideas from the initial design have been included in the re-drawing.

SCOPE OF WORKS

Clearance and preparation

 
~ Remove existing planting as necessary    
~ Remove existing lawn    
~ Remove general garden waste    
~ Clean and remove existing paving (will not remove step cladding or paving in lower area)  
~ Remove existing paving sub-base    
~ Clean/lightly sand office timber cladding and deck. Re-varnish/stain office and deck. Client to choose colour.
     
Waste disposal (skip hire)

Paving     
Install paving as per design:     
     
~ Install MOT type 1 granular sub-base at approximately 100mm compacted thickness  
~ Re-install existing Yorkstone paving    
~ Install additional paving to infill – approx 10 sq metres. Paving type to be confirmed.  
     
TOTAL AREA OF PAVING TO INSTALL APPROX 25 SQ METRES

Disposal of excavated waste

* Paving to be laid on full mortar bed (min. 25mm thick). As Yorkstone paving is a handcut material with hewn edges
mortar joint sizes may vary. Paving to be laid with 1:80 fall to drainage points.
     
     
Planting    
Install plants to beds [more shrub based than planting list in supplied design presentation]. To include:
     
~ Plants for flush beds and planters [planting list to be supplied]    
~ Decorative bark chips to mulch planting beds (at depth of approximately 50mm)  
~ Labour prepare beds and install plants     
     
     
     
     
Real Turf Lawn    
Install turf lawn to. To comprise:    
     
~ Premium quality lawn turf grown from fine grass seed. To cover approx. 65 sq metres.  
~ Treated timber boards to edge    
~ Labour to lay    
     
     
Gabion and timber planters    
Supply/conctruct planters as per design:     
     
~ 4 x wire mesh gabions planters (600mm cube)    
~ 2 x timber decking planters (600mm cube)    
     
To comprise:    
     
~ Galvanised wire mesh gabions (600mm x 600mm x 600mm)    
~ Plastic plant pots to line gabion planters    
~ Scottish pebbles (25 – 45mm) to infill gabion planters (decorative infill to hide plastic plant pot liners)
~ Yellow balau hardwood deck boards (145mm x 25mm)    
~ Treated timber 100mm x 50mm for timber planter frame    
~ Damp proof membrane and bituminous paint to line interior of timber planters  
~ Fixings    
~ Soil to fill    
     
     
Screens    
Construct 2 x decorative screens 1100mm wide x 2400mm high as per design. To comprise:
     
~ Treated timber 100mm x 100mm for posts and beams    
~ Conctrete to secure posts in ground    
~ 2 x A142 rusted steel mesh panel approx 900mm (w) x 2300mm (h)  
~ Fixings to secure    
     
     
   
     
     
     
Rusted mesh trellis  
Install rusted mesh trellis to boundary walls as per design. To comprise:  
     
~ A142 rusted steel mesh panels 2000mm high installed on boundary walls with 1000mm visible above top of wall
